Property Description

This characterful property is a three bedroom red sandstone end terrace home in Fortrose, with accommodation spread across three levels. More than 100 years old, it sits within the Fortrose Conservation Area, has all the proportions and features you want to see in a traditional house and a professionally designed garden that you can really enjoy. It would perfectly suit a family, a couple wanting room to spread out or anyone drawn to homes with character.
From Castle Street, the red sandstone frontage immediately gives the house its traditional appearance. Black railings sit above the low stone boundary wall at the front, with a small path leading to the black entrance door tucked to one side.
The front door opens into a long hallway where the timber staircase, panelled internal doors, skirtings and facings immediately introduce the warmer wood tones that run through much of the house. The staircase rises along one side, while the hallway continues towards the rooms at the rear, giving you an early sense of just how far the property stretches back.
At the front, the living room makes the most of the house’s older character. A black wood burning stove sits within an exposed brick fireplace, framed by a dark timber surround with carved detailing and a deep burgundy panel above. It’s a striking feature that immediately gives the room warmth and personality. Cream walls and traditional cornicing keep the rest of the room understated, while the bay window projects out towards the street, adding extra depth to the floor space and bringing daylight right across the room.
The kitchen diner at the rear is easily one of the rooms where you can imagine spending a lot of time. Timber cabinets run along the walls beneath dark worktops, with the stainless steel sink and drainer positioned directly below the large rear window. There’s space beneath the counters for a range of cooking, cleaning and washing appliances. What really gives this room its character though, is how much space there is. A full table sits comfortably in the middle of the room, and there’s a second wood burning stove, a Morso Squirrel, set into a large white painted brick fireplace.
From the ground floor, the timber staircase climbs to the first landing, where yellow walls are paired with timber flooring. On this level are two bedrooms, the bathroom and a separate study.
The study is a narrow room with a tall window at the far end. There is enough depth here for a desk and storage, so anyone who works or studies from home can have a dedicated space of their own.
The bathroom has its own strong colour scheme. Deep red coloured walls are paired with white tiled sections, with a narrow blue border running through the tiling around the bath. The bath itself fills one side of the room and has an electric shower above with a clear screen fitted alongside. The white pedestal basin, white toilet and timber effect flooring complete the room.
Bedroom one has a calm feel, with cream coloured walls and an interesting shape created by the roofline. A large dormer window lets in plenty of light, while a tall built-in cupboard is set into the opposite wall to provide valuable storage. The room takes a double bed comfortably, with enough clear floor around it for further bedroom furniture.
The second bedroom is larger, with its own broad bay window. Light green walls are matched with a peach coloured band running around the upper section, beneath decorative cornicing. A built-in cupboard has been fitted neatly into the alcove of one wall, with the radiator fitted alongside.
The staircase then continues once more to the attic floor, where bedroom three occupies the top of the house. Large dormer windows on both sides bring plenty of light into the room, while pale green walls and white angled ceiling sections follow the shape of the roof. Timber effect flooring runs throughout, with a tucked-away area for a double bed and plenty of floor space around it for additional furniture. This room also has its own en-suite bathroom. A full sized bath runs along the side, making good use of the space beneath the sloping ceiling, while the toilet and wall mounted basin sit alongside.
The rear garden is another real plus point of the property, having been professionally designed. A paved terrace sits closest to the house and faces south, giving you the perfect spot for a table and chairs when the sun is out. From there, a path leads deeper into the garden through planted beds, bushes and fruit trees. Surrounded by a tall hedge and old stone wall, this help keep the garden enclosed and private, while the mixture of lawn and flowers adds a burst of colour. There are timber wood stores for keeping logs dry for the two stoves, along with the external boiler store. The length of the garden is particularly noticeable, stretching well beyond the back of the house and giving you far more outdoor space than you might expect.
The seller has advised that the curtains, washing machine and some items of furniture may also be available by separate negotiation.
This is the kind of house that reveals much more once you get through the front door. From the pavement you see the traditional sandstone frontage and bay window, but behind it is a home stretching over three levels and offering a surprisingly large garden at the back. It’s worth walking through properly to appreciate the scale and the character found from floor to floor, so contact Hamish Homes today to arrange your own private viewing.
