Property Description

This detached stone home dates from around 1900 and comes with approximately three and a half acres of land, including woodland with mature trees. There’s also a large stone steading with its own office and utility space, while inside the house you have a ground floor bedroom, another bedroom upstairs and an unusually large landing with potential to turn into an additional room.

The stonework makes an immediate impression as you arrive, with tall windows either side of the front door and a traditional slate roof above. A broad stone drive spreads around the house, giving you plenty of space for vehicles and access towards the steading and land beyond.

The front door opens straight into the dining room, a room that immediately reminds you of the age and character of the house. A wood burning stove sits within the fireplace with a chunky timber surround, while the natural timber staircase rises from the other side of the room. Light coloured walls and a grey carpet keep the room simple, leaving the stove and staircase to do most of the talking.

A door at the rear takes you through into the kitchen. This has been given a much more contemporary look, with light grey glossy handleless cabinets, dark coloured worktops and large marble effect wall tiles. An integrated oven and hob sit beneath a black extractor on one side with the composite sink positioned beneath a window opposite.

From here you enter the sun room at the back of the house. One entire wall has been left as exposed stone, bringing the original building into what is otherwise a very modern room. Along the opposite side, a long run of glazing includes French doors opening out towards the grounds, so the woodland outside becomes the main view. Ceiling spotlights overhead and wood effect flooring underfoot finish the room, with enough space for a large sofa and other furniture without it feeling crowded.

At the rear of the sun room is the bathroom. In here, a white bath runs along one side with dark grey panels around the bathing area. It has a mixer shower fitted above, giving you the option of a long soak or a quick wash. Beside it, the white basin sits above useful storage and worktop space, with an illuminated mirror mounted at eye level. The toilet sits further along, completing a bathroom that has a more contemporary finish than you might expect in a house of this age.

Returning to the dining room, a doorway to the side takes you into the living room. This is a comfortable space with light walls, a large window and a traditional tartan patterned carpet. There’s plenty of room for a sofa suite, while an arched alcove in one wall adds another small detail of character.

A door from the living room takes you into the ground floor bedroom. This is a comfortable double with carpet underfoot, a radiator to one side and a tall window bringing in natural light. The timber staircase in the dining area takes you up to an open first floor landing. Here a large roof light brings daylight down across the space, with a radiator beneath and enough floor area for furniture. It has the potential to be converted into another bedroom, or can be used as an office space or relaxing spot to chill.

The bedroom beyond makes full use of the shape of the roof. Sloping ceilings run down either side, with a large rooflight window and spotlights overhead. Stone effect wallpaper creates a feature wall on the far side, while a deep red carpet adds some colour underfoot. Timber storage is built beneath the sloping roof, making use of space that might otherwise be lost.

This home has modern double glazed UPVC windows along with double glazed roof lights, while the external doors are a mixture of UPVC and composite double glazed designs. Heating and hot water come from an oil fired boiler, supplying radiators throughout the home.

The amount of land is a major part of what makes this property different. The owner advises that approximately three and a half acres are included, with woodland and mature trees forming a substantial part of the grounds. Then there’s the steading. Built from stone beneath a natural slate roof, this is a huge building with lots of potential in its own right. Inside is a fully lined office area and a separate utility room, with light and power installed.

If the thought of owning your own woodland, a substantial stone steading and a character home in the countryside appeals, then The Cotts deserves to be seen properly. Contact Hamish Homes today to register your interest and arrange your private viewing.
