Property Description

There are homes have lived a life before you even step through the door. The Old School House in Cawdor is one of those. C Listed, over a century old and sitting proudly within one of the Highlands’ most recognisable villages, this is not a property that blends in quietly.

The front door sets the tone immediately. Painted in striking multicolour, it feels confident and unapologetic. Beyond it, the kitchen welcomes you straight in, a space that anchors the whole house. Deep green walls frame light coloured cabinets topped with warm wooden worktops, while underfoot, grey tiles line the way. A large central island immediately catches the eye, housing the induction hob and offering additional storage beneath. Two full walls are dedicated to cabinets, with double electric ovens built neatly side by side into one run. An adjacent wall houses the sink, a white, traditionally styled piece paired with a classic tap. A recessed section cleverly accommodates a tall fridge freezer, keeping everything integrated and tidy. It’s a kitchen designed for proper us and busy households.

To the right, the sitting room provides contrast. It’s a generous room with room for multiple seating arrangements and additional furniture. In here the walls and ceiling are painted in a bold black, creating atmosphere without feeling heavy thanks to windows to both the front and rear with a light grey carpet softening the space. There’s two radiators fitted to ensure comfort throughout the seasons.

At the rear of the kitchen sits the dining room, with wooden flooring running underfoot to add a further touch of quality. On the walls, the green tones continue from the kitchen, tying the spaces together nicely. A wood burning stove is set within a traditional fireplace, crowned by a chunky wooden mantel that commands attention. The room’s size allows for a full family table and chairs, plus sofa and extra furniture, making it perfect long dinners and family gatherings all year round.

Also off the kitchen is a versatile room, currently serving as a home gym. Painted deep blue, it feels energised and bright, with natural light gained from multiple windows. A tall white ladder radiator sits against the wall, while an external door provides direct access outside. Whether it remains a gym, becomes a studio, a snug or a workspace, the flexibility is there for whatever you decide.

Also off this space you find a door that leads to the first bedroom. Dark tones create a cosy atmosphere, with a wood burning stove fitted in the corner, adding a rare and indulgent feature for a bedroom.

The staircase rises between the kitchen and sitting room, covered in thick grey tartan carpet. The walls along the stairwell are painted bright blue, giving the climb real personality.

At the half landing you step straight into bedroom two, and it’s a seriously good size. You can easily fit a large bed in here, along with wardrobes and additional furniture, with space to move around comfortably. The dormer window pulls in plenty of natural light, and offers views out over the field beyond. The en-suite makes this room even more appealing. You’ve got your own shower, toilet and pedestal basin, meaning you don’t have to head downstairs or share.

As you head up to the main landing you’ll notice it’s bright, thanks to a window at the top of the stairs. Up here you’ll find two further bedrooms and the main bathroom.

Bedroom three is another spacious double. Again you can place a bed where it makes sense rather than squeezing it into an awkward corner. The dormer window is fitted with traditional shutters, which suit the age of the property beautifully. It’s the sort of room that feels settled and comfortable the moment you step inside.

The fourth bedroom is just as generous. The colour scheme is bold, with two walls painted red and two a bright yellow. It easily accommodates a double bed and additional furniture without compromise. The radiator keeps it warm, and the natural light from the window ensures it doesn’t feel tucked away.

The family bathroom keeps things lighter again. The bath sits in place with traditional taps, which suits the age and style of the house. Light blue painted walls give it a softer feel and matches the side panels of the bath. The wetwall around the bath keeps the practical side covered, making it easy to clean and maintain. There’s a toilet and sink alongside, with a built-in cupboard below the dormer window providing the sort of storage you’re glad you have once you move in.

Outside, the annex is a real bonus. The former garage has been converted into a self contained space with glazed doors allowing light in. Inside, there is a bedroom area complete with its own wood burning stove in the corner. Beyond that sits a kitchenette with sink, and a compact shower room fitted with toilet, basin and electric shower. It’s ideal for visiting family, older teenagers or even as an income generating opportunity as a holiday let.

The garden grounds are generous and currently mainly laid to grass with gravel pathways weaving through. There is a timber clad store building with covered walkway providing even more outdoor storage, or as a usable outdoor workshop or hobby space. Boundaries are formed by fencing and rendered walls, enclosing the space while maintaining the village feel.

Living here means more than just owning a house. Cawdor itself is a destination village, with its well regarded tavern, local shop, antiques store and the castle famously linked to Shakespeare’s Macbeth. Farmland surrounds you, yet Nairn and Inverness are within easy reach. This home is special, it’s layered, expressive and full of character. For buyers who want history, space and something genuinely different, including a self contained annex, then The Old School House deserves serious consideration. Arrange your private viewing with Hamish Homes before it’s too late.
